Maintenance of a unit depends on several factors such as amount of use, surrounding environment, and manufacturers recommendations. A 5-ton condenser fan will pull 1 million cubic feet of air through the outdoor coil in a 12 hour period. The frequency of your maintenance will increase if your unit is located near a freeway, restaurant, or the ocean to ensure optimal performance and to help reduce normal wear and tear.

Aryco HVAC recommends inspecting, cleaning, or changing your filter quarterly (4 times a year) and cleaning the condenser annually (once a year.) Multi units discounts are available for both residential and commercial properties. For larger projects Aryco HVAC can perform a property survey to provide a report of all equipment information including but not limited to age, condition, location, and course of action based on findings.

Quarterly Preventative Maintenance

Starting at $90 per unit:

  • Gain access to all equipment
  • Replace and or wash all air filters
  • Inspect condenser coil
  • Check motors, belts and bearings
  • Check temperature splits
  • Cycle equipment
  • Secure all panels and verify operation
  • Report deficiencies as needed

Annual Preventative Maintenance

Starting at $150 per unit:

  • Everything in Quarterly Preventative Maintenance
  • Chemically clean condenser coil
  • Rinse coil thoroughly with water and Co2
  • Check motors, adjust belts and oil bearings
  • Take and record motor amp readings
  • Check all electrical components
  • Check/clean bower wheel
  • Tighten all electrical connections
  • Inspect burner compartment for rust, soot, dust and carbon
  • Inspect vent pipe for for rust, water leakage, sagging, corrosion or broken fittings
  • Inspect accessories such as humidifiers, UV lights, electronic air cleaners
  • Check gas drip leg/sediment trap
  • Blow out condensation drain with Co2
  • Clean condensation pump
  • Check/change batteries as needed
  • Inspect/clean door louvers as needed
  • Check gas shut off valve
  • Check gas valve and manifold pressure
  • Inspect ductwork
  • Inspect all wiring and electrical disconnects
